I'm concerned about this excessive application for a number of reasons, my priority points I'd like to share are: 1) Loss of high quality agricultural land, I believe that over 90-95% of the land proposed to be used is Grade 1, 2 or 3a. In the current climate the country should be prioritising protecting quality land in an effort to support stabilising the economy and our food sources. 2) The size and scale of this application is beyond excessive and is incredibly dominant for the area and surrounding area's making it a less desirable location for both tourists (there are many businesses around here where tourists visit for the Pennine Trail etc.) and home buyers. In turn I suspect that this will also have a knock on effect on the price of properties. 3) The area is at high risk of flooding and has flooded in recent years, i'm yet to see in the applications any extensive analysis carried out on how this will be considered/mitigated that doesn't impact and push the water into surrounding areas. 4) Mental health and well-being is a concern for residents. As a horse and dog owner we walk and use public footpaths/permissive bridleways around Hirst Courtney, Temple Hirst and West Bank. We actually moved to the area four years ago for the quality of life. Having reviewed the application I'm concerned over the lack of amenities for residents, especially horse riders, forcing us onto the fast 60mph main road (especially as works will take over 3 years to complete?!) There's mention of removal of certain permissive pathways and consideration hasn't been made for local residents. As the company is primarily based in Australia, I can't help but feel that this is a tick box and that the utmost care and consideration hasn't been made for the locals that are impacted by this and their quality of life. 5) Biodiversity issues are a huge concern, having ridden around the area for nearly four years, I'm conscious that there are listed birds, bats, badgers, deer, owls and moles that will be significantly impacted by this development. Again, little analysis has been conducted and it times where animals are dormant.
