This development is unnecessary as the local Midlands area is already well served with rail freight hubs and it is not part of any national strategy. The size of the development will have a substantial detrimental impact on the lives of people living in the area, both during construction and once up and running because it will generate significant additional traffic on local roads as well as noise and air pollution. Due to its proximity, it will have a major negative impact on Burbage Common which is a well used recreational area providing physical and mental benefits to its many users at a time when mental health in particular is being recognised as important for wellbeing. Additionally the Common and wood is a haven for wildlife which will be disturbed by the activities of the site. None of the above will be resolved with the mitigation measures being proposed.
