Within a 50 mile radius of the proposed site there are a number of rail freight interchange developments, all of which are currently very much under utilised. The proposed site is surplus to requirements and not required. The proposed site falls within an area of significant ecological interest that forms a valuable green wedge between existing settlements. Any form of development on the proposed site will be at the detriment of neighbouring settlements. Existing road infrastructure surrounding proposed entrances and exits to the development are bottlenecks currently. Increased traffic from the proposed development with have a significant adverse impact on traffic flow and air quality in the immediate area.
