The development is not needed as there are similar developments locally with much warehousing not yet being used. Original consultation said 75% of the business would come from existing warehousing. Staffing requires significant transfers from existing facilities. Their needs assessment places great emphasis on the need for units of over 100,000 sq feet but only 3 of the proposed 9 units are of that size so clearly the proposal does not address this. Again the original proposal shows only a small proportion of freight will be by rail assuming the capacity on the rails is available given the development and expansion of the rail freight centres locally. There is great doubt if the assumed rail capacity will be available. The opening of the M69 junction and the subsequent increased traffic through Sapcote is totally unacceptable on environmental, health, safety, and nuisance grounds. The impact on sites of special scientific interest and the loss of amenity value of Burbage Common is also totally unacceptable.
