I have concerns regarding the following areas Air quality ,as a asthmatic this is an area of great concern – the increase in road traffic along the B581 and surrounding roads, some of which have no mitigation – the line is not electrified and there will be an increase trains on the line so an increase of Diesel pollution. – the dust created by the building work which proposed to last for a number of years. Noise levels – the train tracks run close to where I live and we already hear the trains, and increase in trains will make this worse especially during the night when there are currently next to no trains. The noise from the Rail Freight Terminal will be 24/7 and this will funnel along the track and into the bridge and along to Bostock Close. – there will be no sound barriers placed along the track outside of the HNRFI boundary. Flood risk – I believe that the area is at risk of flooding and has flooded in the past – Light Pollution – the lighting proposed will be similar to that of the Calor Gas site in Stoney Stanton – however on much larger scale – the light pollution from Calor can be seen for miles, this development is much closer and much bigger so will impact the village as a whole greatly Safety – there have already been a number of accidents on the B581 since I have lived here, the increase of traffic I believe there will be will also increase the risk of accidents, the bridge is already a hotspot and almost impossible for 2 HGVs to pass each other on. Employment – looking at the figures reported for the area – there is not a need for these jobs locally. Magna Park does not on the whole employ local people, staff are regularly drafted in from further afield. Also, the jobs available are very unlikely to be highly skilled and highly paid roles. Ecology – in allowing this to go ahead we are wiping out natural habitats for our wildlife, whilst Tritax state that new ecological enhancement areas will be created – it will not be a suitable replaced for habitat that has been around for years – it will take a number of years for the wildlife to return fully. Public access / green space – the rights of way that are proposed to replace those that will be lost if the proposed development goes ahead are not practical nor of the same quality – they will no longer be peaceful walks as they will take us through an industrial estate and run alongside the motorway . The green space would only be accessible from Elmesthorpe by walking through / past the industrial area. Visual impact – not only will the development not be in keeping with the local area, the photo montages do not show the real impact that the proposed development will have on the local area. No amount of clever planting of trees will hide buildings and gantry cranes of that size!
