This proposed development would have an adverse effect on existing local traffic problems, and in particular on Burbage Common, an ancient, extensive and varied woodland area home to a wide variety of wildlife. It would also occupy an area of local countryside which is valued by the local community. The project would merely duplicate existing large areas of warehousing already available within a very few miles in Lutterworth and on the outskirts of Hinckley. So far as rail links are concerned, there are several such hubs already established or under construction within a 40 mile radius of Hinckley. In particular, there is just a few miles south at the junction of the A5 and M1 a well established rail hub (the Daventry Rail Hub) which is expanding its warehouse capacity substantially and has much better road and rail links than the proposal under examination. Mention has been made by the developers of the project under consideration of the increase in employment which they claim will occur. Fortunately, there is very low unemployment in this area, which will result in additional traffic congestion if this project is approved. For all of the reasons referred to above this project should not be given approval.
