It is a large development that will put additional pressure on the existing infrastructure and public facilities and services. There will be an increase in road use in particular HGV traffic and the pollution associated with that. Consider installing green energy solutions like wind power and solar to power the additional warehousing space and office accomodation. Consider building a hospital with an A&E dept as part of the scheme. Charge the railway rent on the land it is built on and use that money to fund and maintain the additional infrastructure required and as a form of compensation to the local population. Ensure that the rail infrastructure is electrically powered to mitigate any increase in particulate pollution, so no diesel trains allowed in the new rail infrastructure.
